Snow.

Much of Vernon gets more snow than Kelowna, and it stays on the ground longer. Snow that sits is what turns into ice dams at the eaves.

Snow Load

Depending on where you are in Vernon, a normal winter brings anywhere from about the same snow as Kelowna to about 60% more: roughly 91 cm a year on the west side and 142 cm at the Vernon North station, against 89 cm at Kelowna’s airport (Environment Canada).

02

It Stays Longer

In January there is usually 16 to 20 cm of snow on the ground in Vernon, against 10 cm at Kelowna’s airport (Environment Canada). Snow that sits is what turns into ice dams at the eaves, so ventilation, the eave and snow stops matter more here.

03

Older Roofs

Over 40% of Vernon’s homes were built in 1980 or earlier (2021 census). On a house that age, a re-roof is the time to check the deck and the ventilation, not just the shingles.

Vernon questions.

Yes. Vernon and Coldstream are part of our regular area, and we work as far north as Armstrong.
Heat escaping into the attic melts the snow on the roof, and the water refreezes at the cold eave. More snow on the roof means more meltwater to refreeze. We find where the heat is getting out, then fix the ventilation or the eave, or add heat trace.
On metal roofs, and over doors, walkways and decks, usually yes. We lay them out for the snow your roof actually carries.
For new homes and large additions in the city’s wildfire development permit area, the guidelines call for roofing rated Class A, B or C, and 3 mm metal mesh on vents and soffits (City of Vernon Official Community Plan, DPA 4).
