Roof Replacement.

A tear-off is the only time anyone sees your roof deck. It is the one chance to fix what is underneath rather than covering it up for another twenty years — so that is where the value in a replacement actually sits, not in the colour of the shingle.

Not just new shingles on top.

Anyone can strip a roof and lay a new surface. What separates a replacement that lasts from one that does not is everything that happens in between: what condition the deck is in, what goes down before the surface, how the flashings are formed, and whether the assembly can breathe once it is closed up.

Those are the parts nobody sees again until the next tear-off. They are also the parts that decide whether you get the full service life out of the roof or a repair bill in year eight.

What actually goes into it.

01

Complete Tear-Off

Everything comes off down to the deck. Site protection goes up first, and the debris is removed and disposed of rather than left for you to deal with.

02

Deck Inspection

With the roof stripped, the sheathing is walked and checked. Rot, delamination, failed fasteners and undersized or damaged boards get identified and replaced — you are told what was found and what it costs before it is done.

03

Underlayment & Ice Shield

Self-adhered membrane at the eaves, valleys and around penetrations, with underlayment over the field. In an Okanagan winter the eave protection matters most: it is what stands between an ice dam and your ceiling.

04

Precision Flashing

Valleys, sidewalls, chimneys, curbs and every penetration get properly formed flashing, made to suit the detail where it calls for it, rather than trimmed from stock. Most leaks on a young roof are flashing, not field.

05

Engineered Ventilation

Intake and exhaust balanced for your attic. Get this wrong and you cook the shingles from underneath in summer and grow frost on the sheathing in winter. See how we approach ventilation.

06

Your Choice of System

Asphalt shingle, metal, tile, or a flat system where the roof calls for one — the same assemblies we install on new builds. Browse the systems we install.

07

15-Year Workmanship Warranty

Our labour is warranted for fifteen years, alongside whatever the manufacturer covers on the material itself.

08

A Clean Site

Magnet sweeps for nails, debris removed, landscaping and driveways protected while the work runs. You should not be finding roofing nails in your lawn next spring.

How a replacement runs.

STEP 01

Assessment and quote

We look at the existing roof and the details that will need work. You get a written quote for the system and the scope.

STEP 02

Protection and tear-off

Site protection first, then the old roof comes off and goes straight into disposal rather than sitting on the ground.

STEP 03

Deck repair

Anything unsound is replaced. This is the part that cannot be quoted precisely in advance, because nobody can see the deck until the roof is off — so it is discussed with you when it is found, not added silently to the invoice.

STEP 04

Assembly and finish

Underlayment and ice shield, flashings, the roof system itself, then ventilation and final details. Site swept and cleared before we leave.

STEP 05

Handover

We walk the finished roof with you and hand over the warranty paperwork, with the manufacturer’s warranty registered where one applies.

On pricing

We do not quote a roof we have not seen. Too much of the cost lives in things a photo will not show — the state of the deck, roof access, how many layers are up there, the number of penetrations and how complicated the flashing details are. Estimates are free, and you get a written number for the scope rather than a range that moves later — deck repair is the exception: depending on the job it is priced as a full re-sheet, as partial repairs, or as a change order once the old roof is off.

Replacement questions.

A straightforward residential roof is usually a small number of days; complex roofs, larger buildings and difficult access take longer. Weather moves it, and we would rather stop than install into rain.
We show you, tell you what it costs, and replace it. Deck condition genuinely cannot be known until the old roof is off, which is why it is handled as it is found rather than pretended away in the quote.
If the failures are isolated and the roof has years left, repair. If it is widespread, or you have been repairing the same roof repeatedly, you are paying for a replacement in instalments. See repairs and maintenance.
Sometimes. On a flat roof with a sound existing assembly, a layover gives you a new warranted surface without the removal cost. It depends on moisture, structure and how many layers are already up there.
Yes. If the replacement is the result of storm or wind damage we can document what we find and work with your adjuster.
