Standing Seam.
Concealed Fastener. Almost No Maintenance.

Modern metal roofing is built around concealed fastener systems that eliminate exposed screw penetrations — a common source of leaks on screw-down metal roofs. Every panel interlocks with the next, creating a continuous weather barrier with no exposed fasteners in the field.

The panels are fixed so they can expand and contract freely as they heat and cool. Kynar 500 PVDF coatings hold their colour for decades, resisting chalking and fading far longer than conventional paint finishes.

Why Metal
  • Panels from Westform Metals, a BC manufacturer
  • Concealed fasteners — no exposed screws to leak
  • Natural snow shedding on pitched surfaces
  • Kynar 500 fade-resistant finish
  • Class A fire rating available
  • One of the longest-lived pitched roofs

The Panel, Up Close.

Standing-seam steel with a Kynar 500 PVDF finish: panels run unbroken from ridge to eave, their seams raised and concealed-fastened with no screws through the field of the panel. It sheds snow more readily than any other roof we install.

Why Choose Sheet Metal.

Concealed Fasteners
No exposed screws in the field. Panel fasteners sit under the interlocking seams, out of the weather — the exposed screws that leak on traditional metal roofs are gone.
Snow Shedding
Snow slides off smooth metal on its own, which suits mountain and snow country homes. Reduces snow load and gives ice dams less to build on.
Kynar 500 Finish
Kynar 500 PVDF coatings hold their colour for decades. Resists chalking, fading, and chemical degradation far beyond conventional paint systems.
Fire & Wind Resistance
The roof can be built to a Class A fire rating. Panels are rated for high wind uplift.
Energy Efficient
Reflective coatings reduce cooling costs by bouncing solar radiation away from the building envelope. Cool-roof rated colours are available.
Long Lifespan
A metal roof is expected to last 40–60 years. One of the longest-lasting pitched roofs, outlasting shingles by decades.

Ideal For.

Metal outlasts almost everything else we install, on almost every kind of building. It does not rot, and it comes in profiles that suit anything from a shop to a lakefront house. The trade-off is cost up front.

  • Premium Residential
Custom homes and high-end residential properties where long-term value, curb appeal, and low-maintenance performance are priorities.
  • Commercial & Industrial
Commercial buildings and industrial facilities that demand maximum lifespan, fire resistance, and low lifecycle cost from their roofing investment.
  • Mountain & Snow Country Homes
Properties in heavy snowfall areas that benefit from metal’s natural snow-shedding ability, reducing snow load and the risk of ice dams.
  • Fire Zone Properties
Homes and buildings in BC wildfire areas where a Class A roof matters most.

Sheet Metal in the Okanagan.

The Okanagan Valley presents unique roofing challenges. Standing seam metal is well suited to this climate.

The story: Lakeview Snap-Lock Metal Roof

Freeze-Thaw
The panels are fixed so they can move as they heat and cool, which suits Okanagan freeze-thaw winters.
UV / Sun
With around 2,000 hours of sunshine a year, Kelowna’s UV exposure tests every roofing material. Kynar 500 PVDF finishes maintain colour and gloss for decades, backed by the manufacturer’s paint warranty against fading, chalking, and degradation.
Temperature
Summer highs above +40°C and winter lows below −25°C create extreme thermal cycling. Steel and aluminum keep their strength through that whole range.

Sheet Metal FAQ.

A professionally installed standing seam metal roof typically lasts 40–60 years. They need very little maintenance compared to other roofing systems.
Not noticeably. Over solid decking, underlayment and attic insulation, a metal roof sounds much like a shingle roof in the rain.
No. Metal roofing does not increase the likelihood of a lightning strike, and the roof can be built to a Class A fire rating.
Metal’s smooth surface allows snow to shed naturally, which gives ice dams less to build on. Where people walk or park below, we fit snow stops, which are there to hold the snow on the roof until it melts. See Snow Stops.
Yes. Reflective metal roofing runs cooler than dark asphalt shingles, which lowers the cooling load in summer. The reflective surface bounces solar radiation, and the natural air gap between metal panels and decking creates an additional thermal break. Many metal roof colours qualify for Cool Roof Rating Council listings.
