Commercial Flat Roof Repair.

We repair every type of flat roof: torch-on, TPO, EPDM, PVC and tar and gravel. Leaks, flashings, blisters and ponding, for commercial, industrial, multi-unit and strata buildings across the Okanagan. Free estimates, and an honest answer about whether it is worth repairing.

Leaks, flashings, blisters and ponding.

A flat roof rarely fails all at once. It fails at one detail: an open seam, a tired flashing, a blocked drain. On a commercial building, that one detail can mean water on a tenant’s ceiling.

We find where the water is actually getting in, fix that, and tell you honestly what the rest of the roof has left.

Leaks.

Water rarely gets in where it shows up. It enters at one small detail, travels, and drips out somewhere else, so finding the real way in comes first.

Flashings.

Parapets, curbs, vents and anything else that comes through the roof. These details give out years before the rest of the roof does.

Blisters.

Air or moisture trapped between the plies swells in the heat and lifts the roof. A blister that has not broken is not always urgent. One that has is an open hole, so it gets cut, dried and patched back in.

Ponding.

Standing water is a drainage problem before it is a membrane problem. Sometimes the answer is a clear drain. Sometimes the roof needs more fall toward its drains. We will tell you which one you are looking at.

A repair that matches the roof.

Each flat roof is fixed its own way. The wrong sealant or the wrong membrane on a patch fails faster than the thing it replaced, so a repair is always made with material compatible with what is already up there.

01

Torch-On

Open seams, splits and blisters are cut back to sound material and patched with matching SBS, torched into the roof around it.

02

TPO

Aged TPO is cleaned back to fresh membrane so the new material will take, then a patch is heat-welded in place, the same way the seams were.

03

EPDM

EPDM is bonded, not welded. The old rubber is cleaned and primed, then a compatible patch goes on. The preparation is what makes it hold.

04

PVC

PVC is heat-welded, like TPO. Older sheet is cleaned with the right cleaner first, then a matching patch is welded in place.

05

Tar & Gravel

The gravel is cleared back, the roof underneath is repaired, and the gravel goes back on. Tar and asphalt do not mix, so we confirm which one you have first.

06

Pitched Roofs

Plenty of buildings have both. We repair shingle, metal, tile and cedar shake roofs too.

Repair or Re-Roof?

A problem in one spot, on a roof with years left, is worth repairing. If the old roof is dry underneath, a layover may be an option. If it is failing everywhere, a repair is money spent twice. We will tell you which one you have.

Flat roof repair questions.

Yes. We repair every type of flat roof on commercial, industrial, multi-unit and strata buildings in Kelowna and across the Okanagan: torch-on, TPO, EPDM, PVC and tar and gravel. That covers leaks, flashings, blisters, ponding and wind damage.
Yes. We repair all types of pitched roofs as well, including shingle, metal, tile and cedar shake. See roof repairs.
That depends on its age, on how widespread the problem is, and on what condition the roof is in underneath. An isolated failure on a roof with years left is worth repairing. If the old roof is dry underneath and the structure can carry another layer, a layover is often an option. Widespread cracking, saturated insulation or repeated failures usually mean you are spending money on a roof that is finished. We will tell you which one you have.
Usually a drain or scupper that has stopped taking water: needles and grit pack around it, and the roof holds a pond every time it rains. When clearing the drains does not fix it, the roof has no fall towards them, and that takes a slope package, scuppers cut through the parapet, or both.
The visit, the look and the quote are free. If tracing the leak means opening up the roof, that is paid work, and we tell you before we start.
Call 250-258-8600. An active leak usually gets a temporary measure first to stop the water, then the permanent repair once it can be done properly. Outside office hours, leave a message and we’ll get back to you as soon as we can.
Yes. Commercial and strata buildings usually stay occupied while we work, so we plan the work around the people inside: less noise, less disruption, and the building kept running.
Yes. We walk the roof and send photos of what we find with a quote, ready to take to your council or owners.
We stand behind the work we did. Whether a repair carries a warranty, and for how long, depends on the roof and the job, and it is set out on your quote. If water later finds another way in, through a second entry point or an ageing roof, that is a new problem, not a fault in the repair.
It can, if the work is done with incompatible materials or by someone not approved to touch that system. Tell us what warranty is on the roof before we start, and we will tell you whether we can work within it.
Yes. We carry fire insurance covering hot-work operations and commercial general liability insurance, and we maintain full WorkSafeBC (WCB) coverage for every employee on your property. Certificates on request.
