Roof Inspections — Kelowna & the Okanagan ROOF
INSPECTIONS.

We go over the roof, photograph what we find, and give you the photos and a quote to fix it. For homeowners, businesses and insurers.

Most roof problems are invisible until they’re expensive. A hairline crack in flashing compounds silently for months — catch it early and a small repair stays a small repair, not an emergency.

By the time a stain shows on your ceiling, water has already been through the deck, the insulation, and the framing. Inspection is how you buy back that lead time.

What a formal report looks like.

Typical conditions on Okanagan roofs. Every entry: a photo, what it is in plain language, and what it turns into if nobody touches it.

Inspection Report — Extract
Water sitting in an open seam of a torch-on membrane at the edge of a flat roof Fix open seam Fix Now Flat Roof — East Edge

Open seam, actively leaking

The torch-on membrane has opened at the seam and there is water sitting in it. This one is not a risk of a leak, it is a leak — water is going into the assembly every time it rains. It needs fixing immediately.

If left Every rain adds to what is already getting in. Insulation and deck go first, and a seam repair turns into a section replacement.
Shingles and a roof vent blown off an asphalt roof, leaving an opening and bare underlayment Replace shingles and vent Fix Now South Slope

Shingles and vent blown off

Shingles have come off the field and the vent has come off with them, so there is an opening where it sat as well as bare underlayment around it. This happens in high wind and storms, or where things were not nailed down properly to begin with. The rest of the roof is in good condition — localized damage on a sound roof, not a roof at the end of its life.

If left It will leak. Once it does, the damage stops being a roof problem and becomes an interior one.
Clean two-ply SBS field on an industrial roof, the valley beyond No Action Main Field

Field in sound condition

Seams intact, drainage running clean, no soft spots underfoot. This is what a healthy section looks like in the report — and it gets written up exactly like the problems do.

If left Nothing. Not every line in the report is a bill — some are just good news.

Sample entries, shown to illustrate the format. A formal inspection report is a paid service: it covers your roof item by item, with a quote attached to every finding that needs work.

Four stages.

01

Hands-On, On the Roof

A roofer’s hands on the flashings, seams, fasteners and seals, and the deck felt underfoot for soft spots. Walked wherever it is safe to walk, not squinted at from a ladder.

02

Photograph Everything

Every plane, edge, and penetration documented — including the areas that can’t be reached safely on foot. On foot where it is safe; by drone where the roof calls for it. Nothing goes on the quote that we can’t show you.

03

Rate the Findings

Each issue gets a severity: what it is, how urgent it is, and what it turns into if it’s left alone through another Okanagan winter.

04

Photos + Quote

The photos of what we found, and a quote to fix each issue. Need a formal report with the findings ranked by severity? We produce one for a fee.

You walk away knowing.

No verbal hand-waving from a ladder. You get photos you can act on and a quote you can budget from. Need a formal report to file, for insurance, a sale or your records? We produce one for a fee.

Annotated Photo Set

Photography of every elevation and every defect, with findings circled and explained in plain language.

Condition Findings

Every issue marked and explained — what it is, where it is, and what it means for the roof system.

Priority Plan

In a formal report, every item is ranked: fix now, fix soon, or plan for it over the next one to five years. Urgency without the scare tactics.

The Quote to Fix It

A quote to fix every issue we find — and an honest answer on repair or replace. If the roof is healthy, we tell you exactly that.

When to book an inspection.

After a Storm

Wind, hail, or heavy snow load — damage documented while it’s fresh is far harder for an insurer to dispute.

Buying or Selling

Know what shape the roof is in before you sign. A report turns the biggest unknown in the deal into a line item.

Roof Is 15+ Years Old

Aging systems fail at the details first — seals, flashings, fasteners. Annual checks stretch the years you have left.

Before Winter

Okanagan freeze-thaw turns small gaps into leaks. A fall inspection is a cheap way to go into winter knowing where you stand.

Planning Solar or a Reno

Panels stay up for decades — the roof under them should too. Verify before anything gets mounted through your roof.

Insurance Documentation

Claims, renewals, or new coverage — our reports are laid out the way adjusters usually want them: photos, measurements, findings.

Before you ask.

How long does a roof inspection take?

A typical residential inspection takes 60–90 minutes on the roof. We don’t rush: thorough inspections catch the problems that quick walk-overs miss. Your photos and quote follow.

Do I need to be home during the inspection?

Not usually — the inspection happens on the roof, so you do not need to be there for it. We will let you know if anything about your roof means we need access inside, which is not often.

Is the inspection really free?

Yes — the standard inspection, the photos and the quote to fix what we find are free, with no obligation. If you need a formal inspection report — for insurance, a sale, a property file, or a company’s maintenance records — we produce those for a fee; just tell us what it’s for. We believe informed owners make better decisions, and that earns us their trust.

What happens if you find problems?

We explain exactly what we found, walk you through the photos, and give you our honest recommendation. If repairs are needed, we provide a detailed quote. If your roof is in good shape, we tell you that too — we don’t invent problems to sell services.

Do you use thermal imaging?

When a leak cannot be traced by eye, a thermal scan can show wet insulation under the membrane. It is a separate service and we quote it separately.

Book a free roof inspection.

We’ll inspect it properly, show you exactly what we found, and give you the photos and a quote to fix it — whether it’s for you, your business or your insurer.
